Help Remove Barriers to Housing Across North Carolina
Senate Bill 205 represents a reasonable compromise that maintains local control while removing unnecessary regulatory roadblocks to housing development.
Unlike the original HB 765, SB 205 does not:
- Mandate minimum density requirements
- Require ADUs or tiny homes
- Override lawful zoning authority
- Alter personal liability protections for local officials
Instead, SB 205 does:
- Reaffirm that housing and development rules must align with state law
- Preserve local control over lot size, buffers, setbacks, and development fees
- Prevent unauthorized local policies that increase housing costs
