Lunch & Learn: Home Inspection 101: Top 10 Defects of 2023 and How to Spot Them – A Guide for Real Estate Agents

For REALTORs, It’s important to know what a quality home inspection should include, and what an inspector might miss. 

Knowing that REALTORs are an important part of this process as they look out for the buyer or seller, Kimi McBurney of American Eagle Home Inspection recently shared 10 common inspection misses at a LOTSAR Lunch and Learn.

Kimi has seen it all: She has been a licensed General Contractor for over 10 years, and brings that knowledge to her work every day in the home inspection field. Here are highlights of what she shared.

Top 10 Common Home Inspection Defects 

Clogged Gutters

Gutters filled with leaves, debris, or other blockages can cause water to overflow and pool around the foundation. This can lead to water damage, basement flooding, and foundation problems. Regular cleaning and maintenance are essential to ensure proper water drainage.

Downspout Issues

Downspouts that are missing, damaged, or improperly directed can result in water not being channeled away from the house. This can cause soil erosion, foundation damage, and basement leaks. Ensuring that downspouts extend far enough from the foundation is crucial for effective water management.

Trees in Contact with Roof

Overhanging branches or trees touching the roof can cause damage to shingles, gutters, and siding. They also provide a pathway for pests to enter the home and can increase the risk of roof leaks. Regular trimming of trees near the house is important for preventing damage.

Electrical Defects

Faulty wiring, outdated electrical panels, and insufficient power supply can pose serious fire hazards and safety risks. Issues such as exposed wires, overloaded circuits, and improper grounding need to be addressed to ensure the safety of the home’s occupants.

Plumbing Drain Defects

Leaky pipes, clogged drains, and outdated plumbing systems can lead to water damage, mold growth, and decreased water pressure. Plumbing issues can also cause unsanitary conditions and potential health hazards if not properly maintained.

HVAC Defects

Problems with heating, ventilation, and air conditioning systems, such as malfunctioning units, poor maintenance, and inadequate insulation, can affect the home’s comfort and energy efficiency. Inefficient HVAC systems can lead to higher utility bills and reduced indoor air quality.

Radon

Radon is a colorless, odorless radioactive gas that can seep into homes from the ground. Prolonged exposure to high levels of radon is a leading cause of lung cancer. Testing for radon and installing mitigation systems, if necessary, is essential for ensuring a safe indoor environment.

Water Intrusion

Signs of water intrusion, such as stains on walls or ceilings, dampness, and mold growth, can indicate leaks from the roof, windows, or plumbing. Water intrusion can cause significant damage to the home’s structure and promote mold growth, which can lead to health issues.

Smoke and CO2 detectors 

Missing or non-functional smoke and carbon monoxide detectors can pose significant safety risks. These detectors are essential for alerting occupants to fire and carbon monoxide hazards, which can be life-threatening. Regular testing and replacement of batteries are crucial for ensuring their functionality.

Foundation Cracks

Cracks in the foundation can be a sign of settling, shifting soil, or structural issues. These cracks can lead to water infiltration, pest entry, and compromised structural integrity. Addressing foundation cracks promptly is important to prevent further damage and maintain the stability of the home.
